A custom home and its property should make sense together. Before plans get too far, we look at what the land gives us to work with:

This is where a custom home gets personal. We start with the big pieces, then work our way into the details:

Work It Out Before We Break Ground

There are hundreds of decisions in a custom home. The more we resolve before construction begins, the more confidently the build can move forward.

Long-lead items and what needs to be ordered early

This is also where the team around the project comes together. We can work with your architect or designer, provide design support through TS, and coordinate the engineers, trades, vendors, and suppliers the project requires.

By the time we break ground, the house has already been worked through in remarkable detail.

What Shapes the Cost of a Custom Home

A custom home budget is shaped by the house itself and what it takes to build it on your property.

The land and site work: clearing, excavation, ledge, access, utilities, septic, drainage, and foundation requirements can make one property very different from another.
Size and complexity: square footage matters, but so do rooflines, spans, windows, structural details, and the overall complexity of the home.
Materials and finishes: cabinetry, flooring, countertops, tile, windows, fixtures, appliances, and finish details can move the investment considerably.
Systems and efficiency: heating and cooling, electrical, plumbing, insulation, ventilation, and other performance choices become part of the overall build.
